Planned Maintenance and Controlled Revision for Plant Reliability

In operating facilities, we plan shutdowns, mechanical maintenance, boiler room revisions, machinery relocation and utility improvements around existing-system boundaries and the recommissioning objective.

Planned shutdowns Mechanical revision Machinery relocation Commissioning

Our Approach

Maintenance is prepared around plant operations—not left until a failure occurs.

The first step in maintenance and revision is to assess equipment condition, energy sources, process connections, access and lifting options, and the production programme together. Execution does not begin until dismantling boundaries and reinstallation conditions are clear.

The objective is not simply to replace a failed component. We consider the cause, effects on adjacent systems and commissioning conditions to create a safe, maintainable and recorded installation. Scope changes are managed through field measurements and technical approvals.

Service Scope

Clear work packages that can be applied in the field.

The final scope is confirmed against the project documents and site review, then aligned with the work programme.

01

Planned Maintenance and Shutdown Management

Work sequence, team, materials and work-area preparation designed to protect the production shutdown window.

  • Work list and critical-path review
  • Personnel, shifts, equipment and spare-parts plan
  • Daily progress and scope-change tracking
02

Mechanical Systems Revision

Controlled renewal of pipework, pump groups, manifolds, valves and utility equipment.

  • Existing-line measurements and dismantling boundary
  • Pipe fabrication, hangers, supports and connection checks
  • Pressure, leak and functional tests
03

Boiler Rooms and Energy Centres

Maintenance and field revision around boilers, burners, pumps, heat exchangers, manifolds and connecting pipework.

  • Equipment and piping layout checks
  • Valve, flange, insulation and drainage arrangements
  • Testing, labelling and commissioning preparation
04

Machinery Relocation and Reinstallation

Safe dismantling, lifting, relocation, foundation preparation and precision setting of machinery.

  • Centre-of-gravity, lifting and transport-route plan
  • Foundation, anchor, level and centreline checks
  • Levelling, coupling alignment and grouting
05

Steelwork and Platform Improvements

Field steelwork and service platforms for maintenance access, equipment movement and operational safety.

  • Field measurements and connection details
  • Platforms, stairs, guardrails and supports
  • Erection sequence and existing-structure interfaces
06

Testing and Commissioning Support

Controlled return to operation after revision, with results recorded.

  • Mechanical completion and punch list
  • Coordination of cold and hot test stages
  • As-built records, test forms and handover file

Technical Management

A work structure prepared before shutdown and completed through commissioning.

Every intervention in an operating plant follows the same permit and control chain as production, maintenance, electrical, automation and safety teams.

  1. 01

    Existing conditions and work boundary

Equipment, process connections, energy sources, access, lifting points and works to be protected are verified in the field.

  2. 02

    Method, isolation and preparation

The work method, lockout steps, permits, materials and lifting plan are coordinated with facility procedures.

  3. 03

    Dismantling and execution

Removed parts are identified, and dimension, weld, connection, support, anchor and alignment checks are recorded at interim stages.

  4. 04

    Mechanical completion

Connections, guards, lubrication, labelling, cleanliness and the punch list are checked before testing.

  5. 05

    Testing and commissioning

Leak, rotation direction, vibration, temperature, pressure and functional checks are carried out with the facility’s authorised teams.

Control Points

Work is controlled throughout execution—not only before handover.

  • Approved work list, method statement and task-specific risk assessment
  • Energy isolation, work permits and safe equipment access
  • Pre-site checks of materials, spare parts and connection components
  • Recorded weld, flange, torque, anchor and alignment results
  • Close-out of mechanical completion, tests, punch lists and as-built documents
